Important: please read
Every figure on this page and in our calculator, including cash flow, appreciation, depreciation and tax savings, is an illustrative estimate based on assumptions, not a projection or guarantee. Smithsonian Real Estate does not provide tax, legal or accounting advice. Tax benefits depend on your income, how you use the property and how involved you are, and many owners will not qualify. Review all estimates with your CPA before making any decision.
Run your own numbers

Your next step
Tell us where you are. We'll send the real numbers.
No projections dressed up as facts. We'll match you with properties that fit and show the booked income, the costs, and the downside before you commit to anything.
We do not provide tax advice. Any tax figures are estimates to review with your CPA.
Questions we hear
What is this, in one sentence?
You buy a cabin that guests rent for vacations, the rent helps pay for it, the cabin may grow in value, and for some owners it may also lower their taxes.
Can a rental cabin lower my taxes?
For some owners, yes. The IRS lets owners write off the cost of the building over time, and sometimes much of it in the first year. Whether that works for you depends on how you use the cabin and how involved you are, so your CPA has to confirm it.
Why do you mention November 30, 2026?
It takes time to close, furnish and open a cabin to guests. We aim to close by November 30 so there's time to do that before year end. It's our target, not a tax rule, and it doesn't guarantee any tax benefit.
Do I have to manage the cabin myself?
No. A management company can handle guests, cleaning and upkeep for a fee. How involved you are can change your taxes, so ask your CPA early.
